NAI Summit Facilitates Sale of $8 Million Flex Building for Vo-Tech Program Expansion

NAI Summit is pleased to announce the successful sale of a premium flex building to the Bethlehem Area School District (BASD) for $8 million. Representing the seller, The Factory LLC, the transaction was facilitated by the NAI Summit brokerage team of Mike Adams, SIOR, Sarah Finney Miller, and Collin Holben.

Originally a Bethlehem Steel facility, the 40,150-square-foot building underwent a complete renovation and modernization by The Factory LLC in 2019. Designed to serve as a large-scale innovation and development space for emerging food and beverage companies, the property features an open layout to foster collaboration, modern industrial finishes, and key amenities, including a production kitchen, fully conditioned warehouse, and 3-phase heavy power.

The modern features and state-of-the-art amenities immediately attracted the attention of several qualified buyers and ultimately sold to the highest offer.

The building’s location was a decisive factor for BASD’s purchase. Situated near secondary education institutions like Lehigh University and Northampton Community College, the facility offers both convenience for local residents and proximity to complementary educational resources.

Bethlehem Area School District plans to repurpose the building as a new satellite vocational-technical (vo-tech) facility serving students from three area districts. This acquisition represents significant taxpayer savings, as it replaces an earlier $46.6 million construction proposal. Additionally, the facility’s existing amenities will allow the district to accommodate more students and broaden its program offerings. The building’s interior will be outfitted for the vo-tech’s programming; these updates will take until fall of 2026 to complete.
