Lehigh Valley and Surrounding Markets – Commercial Real Estate Transaction Highlights
June-Aug
NAI Summit is seeing continued activity and demand across the industrial and office sectors, with several key transactions completed in recent months. A wide range of product went under agreement as buyers and lessees took the next step in their business activities. Here are the most notable transactions that were negotiated by NAI Summit brokers and associates.
INDUSTRIAL MARKET TRANSACTIONS
SALE. Finney Miller, Adams, and Holben represented the seller in the successful sale negotiations of an 80,000 SF industrial warehouse building at 1210 Sesqui Street, Allentown, PA. The building featured fully conditioned warehouse with 13 dock height doors, and convenient location near Route 309 & I-78.
LEASE. An international manufacturer, Only Buckets USA, inked a long-term lease for 66,081 SF of new industrial space in Luzerne County. The tenant, who specializes in plastic-molded injection products, was represented by NAI Summit’s Industrial team in their search for the right location to establish their first US manufacturing location.
BROKER ANALYSIS
“We’re seeing a trend emerge in industrial leasing around the region. Building owners are more willing to divide spaces into smaller footprints than they were in the past. This is a direct response to the adjusting size requirements from tenants in the market.” said Michael Adams, SIOR.
OFFICE MARKET TRANSACTIONS
LEASE. DermDox Dermatology Centers PC has leased a 3,503 SF medical office suite in Wyomissing, PA for their newest location. Finney Miller, Adams, and Holben represented the tenant in the successful negotiations for a turn-key delivery of the space.
SALE. Associate Broker Jennifer Kennedy represented the private seller of a 1,684 SF office building that closed on 7/10/2025 for $220,000. The two-story building occupies a highly visible location on Union Blvd in Allentown, PA.
