Lehigh Valley and Surrounding Markets – Commercial Real Estate Transaction Highlights

March-May 2025

NAI Summit, a leading commercial real estate firm in the Lehigh Valley, is seeing continued activity and demand across the retail, office and industrial sectors, with several key transactions completed in recent months.

Downtown Easton will soon welcome the second Hologram Zoo in the United States. Mark Magasich, Associate Broker with NAI Summit, represented the tenant in securing 5,904 SF of first-floor space within Easton’s City Hall. This innovative, educational attraction will use laser light technology and 3D projections to simulate a live zoo environment, paired with immersive displays designed to spark curiosity and engagement.

In Whitehall, Pennsylvania, a neighborhood retail center on Lehigh Street boasts full occupancy. Recent leasing activity includes the expansion of Troxell Hussett Training, a personal fitness trainer, the addition of an 880 SF suite leased to Little Lulu’s Dog Spaw a new start-up dog grooming business, plus the much-anticipated opening of 3pc Chicken & Oa Donuts, a restaurant offering Koren-inspired fried chicken selections alongside a variety of Asian-style fresh mochi doughnuts. The final available suite has leased to Whitehall Coin & Jewelry, completing the center’s lineup of locally focused service, retail, and restaurant tenants. Associate Broker Jennifer Kennedy represented the landlord in all the leasing negotiations.

In the office sector, NAI Summit’s brokerage team of Michael Adams, SIOR, Sarah Finney Miller, and Collin Holben represented the landlord in a completed lease transaction for 5,393 SF of Class A office space at 4321 Easton Avenue in Bethlehem, Pennsylvania.

On the industrial side, Adams, Finney Miller and Holben represented Calderon Textiles, LLC in the renewal of a 57,600 SF lease for their distribution facility in Harrisburg, Pennsylvania. Calderon Textiles is a supplier of textile products serving the healthcare, hospitality, and food and beverage sectors.
