ICF Mercantile Leases 70,000 SF Manufacturing Facility
Textile Manufacturer Selects Lehigh Valley for Expansion
October 2026 – ICF Mercantile, a family-owned textile manufacturer specializing in medical-grade and technical textiles, has leased 70,000 square feet of industrial space at 2500 Emrick Boulevard in Bethlehem, Pennsylvania. The company manufactures precision-engineered textile products and specialized fibers, yarns, and fabrics for a range of applications.
The facility will serve as a manufacturing location for ICF Mercantile and features fully air-conditioned warehouse space with 32-foot clear ceiling heights. Its strategic location provides convenient access to major logistics hubs, including UPS and FedEx facilities, as well as major highways connecting the Lehigh Valley to the company’s manufacturing locations in New Jersey.
J.G. Petrucci, the landlord, was represented in the lease transaction by NAI Summit’s brokerage team of Mike Adams, Sarah Finney Miller, and Collin Holben. Our industrial real estate professionals provide expert leasing guidance backed by extensive experience and local market knowledge.
The long-term lease represents another manufacturing investment in the Lehigh Valley, reinforcing the region’s appeal to companies seeking well-located industrial facilities with the infrastructure and transportation access needed to support their operations.
