A 17,609 SF space in the Lehigh Valley Executive Campus was leased by 4MP. Originally a single tenant building, it was demised to support two tenants. Michael Adams, Sarah Finney Adams, and Collin Holben represented the owner in the successful negotiations. The tenant was represented by a broker from Asset Property Solutions. With this transaction, the building at 2202 N Irving St is fully occupied.

1337 N Nelson St Allentown – Warehouse Lease Completed

A new 3PL tenant is occupying the 8,000 SF warehouse building at 1337 N Nelson Street in Allentown. The brokerage team of Adams, Finney Miller, and Holben represented the owner in this deal.

6923 Schantz Rd, Allentown PA – Industrial Lease Completed

The 100,000 SF industrial building will be delivered as turnkey to Casella Recycling, a leading provider of waste and recycling services. The brokerage team of Adams, Finney Miller, and Holben represented Casella in the lease negotiations. The transaction reflects continued investment in the Lehigh Valley by major companies and provides Casella with a strategically located facility to support its operations and growing customer base of more than 2.3 million customers.

155 Nestle Way, Breinigsville PA – Industrial Lease Completed

The 14,039 SF warehouse/flex suite was leased to Yota Expedition. This company sells aftermarket automotive parts and accessories for Toyota cars. This suite will serve as a warehouse and distribution facility with office amenities. The tenant was represented by Adams, Finney Miller, and Holben. The landlord is Mericle Commercial.

Lease preferences also vary by tenant profile. Startup professionals tend to favor shorter commitments, typically ranging from six months to one year, while established firms are more likely to pursue longer-term leases, often seven years or more, which can provide greater leverage when negotiating tenant improvement allowances and other lease terms.

A 2,192 SF office suite in Allentown, PA, was leased by a local attorney. The second-floor space is currently undergoing a fit out to meet tenant requirements. Landlord and tenant were represented by Jenn Kennedy and Madalyn Jukus.


Lehigh Valley Retail Real Estate Transactions – Q3 2026

3690 Lehigh Street, Whitehall PA – Restaurant

Established local restaurateurs have signed a long-term lease of a second-generation pizza shop in the MacArthur Shopping Center on Lehigh St. The new Mama’s Famous Pizza location is fitting out 2,410 SF of the former Palace Pizza space. An official opening date will occur later in 2026. The landlord was represented by the Jenn Kennedy team. They continue to market a 1,210 SF space in this neighborhood shopping center.
